Draft V2 of the Atlanta Zoning 2.0 Official Zoning Map is the version that will move into the legislative process. It reflects the conversion of all existing zoning districts to the new Zoning 2.0 districts. In most cases, these conversions are one-to-one. However, different conversion approaches apply in the following situations:

Special Public Interest (SPI) Subareas. Some SPI subareas have different regulations within the same subarea (e.g., SPI-4, SPI-17). In these cases, the conversion applies different Atlanta Zoning 2.0 districts in different locations to reflect the existing subarea standards.

Industrial Districts within the Beltline Overlay. Where I-1 or I-2 districts are located within the Beltline Overlay, the overlay standards currently supersede base industrial standards. The conversion applies an Atlanta Zoning 2.0 district that reflects these existing design requirements.

Some RG-2 and RG-3 Districts. When an RG-2 or RG-3 Residential General district is located within a neighborhood context, the conversion follows the methodology described here.

Planned Development (PD) Districts. PD districts include site-specific legislation that establishes their standards. Each PD has been reviewed to determine the most comparable Atlanta Zoning 2.0 district for conversion.
Additionally, all district conversions keep what can be built on a property largely unchanged. For example, lots that are currently zoned for only one dwelling unit will remain limited to one unit under ATL Zoning 2.0. Likewise, lots zoned for dense, mixed-use development will continue to allow those uses—even if they are developed at a lower density than allowed.

You can still share your comments through April 8, 2026. A final version (Draft V3) will then be prepared for City Council consideration.
